Insurance Exchange Lofts Long Beach: Your Ultimate FAQ & Buyer’s Guide
1. What is the history of the Insurance Exchange Building?
Located at 207 E Broadway, this eight-story Beaux-Arts masterpiece was originally built in 1925 by Lorne and Way Middough to house their boys’ and men’s clothing store. The exterior features some of the finest terra cotta work in Southern California, decorated with ornate griffins, sea serpents, and floral details. The building later housed the Long Beach Municipal Court and became a hub for insurance agencies (hence the name). In 2003, it was rightfully added to the National Register of Historic Places before being transformed into 14 luxury lofts.
2. Do the Insurance Exchange Lofts qualify for the Mills Act?
Yes. Because of its placement on the National Register of Historic Places, the building is fully Mills Act approved. This allows homeowners to enter into a preservation contract with the city in exchange for massive property tax savings—a massive financial advantage for buyers in this luxury price point.
3. What do the loft interiors look like?
The adaptive reuse of this building spared no expense. The interiors are a masterclass in luxury industrial design. The lofts feature dramatic, original exposed brick and mortar walls, soaring ceilings (often 16 feet or higher), exposed concrete beams, and massive windows. These raw, historic elements are seamlessly paired with modern luxury finishes, including custom walnut cabinetry, spa-inspired bathrooms, and gourmet kitchens with premium Viking appliances.
4. Are the lofts zoned for live/work?
Yes. The Insurance Exchange Lofts feature highly sought-after live/work zoning. The expansive, open-concept floor plans are perfectly suited for creatives, tech entrepreneurs, and professionals who want to seamlessly blend their home life with an inspiring urban workspace.
5. What amenities and parking does the building offer?
Because this is an exclusive, 14-unit boutique building, the focus is on privacy, security, and high-end living rather than massive shared complexes. Residents benefit from secured fob entry, controlled building access, private assigned parking, and highly convenient personal storage rooms located just outside the unit doors.
6. How walkable is the surrounding neighborhood?
The walkability is unparalleled. Situated right at the intersection of Broadway and The Promenade, the building boasts a "Walker's Paradise" Walk Score of 97. Residents step out of their front door directly into the city's best al fresco dining and entertainment district. You are just a short stroll away from Pine Avenue, the East Village Arts District, the Aquarium of the Pacific, and the Marina.
